The commercial viability of TBP Tashkent Square Mile should not be argued as a real estate development alone. It should be positioned as a throughput-based Global Trade Infrastructure district, where revenue is generated from trade activity, trader movement, institutional participation, logistics coordination, data, finance, compliance, hospitality and corridor services.
This follows the same logic used in the 8 Canada Square / Canary Wharf framework, where TBP shifts the value proposition from static office occupancy to dynamic throughput — including trader access, exhibition revenues, KYC, compliance, Corridor Trust, partner desks, hospitality, sovereign trade floors and family office engagement.
The viability case becomes stronger because New Tashkent is already a major state-backed urban expansion, with 19,700 hectares allocated, a first-stage 6,000-hectare development area, infrastructure planned for 600,000 people, and long-term capacity for 2 million residents.
